Pasco is not one jurisdiction and not one soil type. Both facts decide how a project gets scoped here, and both get missed.

Four jurisdictions
Unincorporated Pasco permits through Pasco County Building Construction Services. New Port Richey, Port Richey, Zephyrhills and Dade City each run their own building department with their own submittal requirements. Your mailing address does not tell you which one applies — the parcel does.
Sinkhole geology
Pasco sits in the karst limestone belt, and geotechnical conditions drive real decisions here: whether a slab needs additional reinforcement, whether an addition can tie into an existing foundation, and whether a soil report belongs in the submittal. On an addition we would rather raise this before design than after a crack appears.
Coastal vs inland
West Pasco near the Gulf carries flood-zone elevation requirements and wind-pressure design that inland Wesley Chapel and Zephyrhills parcels do not. Two projects in the same county can have materially different structural scopes for that reason alone.
Growth-corridor review
New construction through the Wesley Chapel and Land O' Lakes corridor frequently sits inside a master-planned community with architectural review running parallel to the county permit. That is a second approval on a separate calendar.
Well and septic
Parcels outside utility service need septic and well permitting through the health department alongside the building permit, which affects both siting and sequence on a new build or an addition that adds bedrooms.

Are you local to Pasco County?

Our office is in Sarasota, and we are candid about that — we are not going to claim a Pasco storefront we do not have. Pasco is an active, ongoing market for us with crews working there regularly, and our Florida licenses (CGC#1533136, CBC#1266054) are statewide.

Do you handle sinkhole or foundation concerns?

We handle foundation repair and structural correction, and on any Pasco addition or new slab we look at existing foundation condition before committing to a tie-in. Where a geotechnical report is warranted we will say so rather than build on an assumption.

Do you pull the permits?

Yes. As the licensed contractor of record we pull the permit in the correct Pasco jurisdiction for the parcel and carry the inspections through to final.
