Most delays on a Sarasota project aren't construction problems — they're paperwork problems, discovered late. Here's what actually governs a build here, and where projects usually stall.

Who issues the permit
It depends on your address, not your mailing city. Unincorporated Sarasota County addresses permit through Sarasota County. Addresses inside the city limits of Sarasota, Venice or North Port permit through that city's own building department. Assuming the wrong jurisdiction is the single most common cause of a resubmittal.
Wind load
Sarasota County sits in a wind-borne debris region under the Florida Building Code. Roof systems, openings, windows and doors carry impact and wind-pressure requirements, and product approval numbers have to be submitted with the plans — not produced afterward.
Coastal parcels
Work seaward of the Coastal Construction Control Line — parts of Siesta Key, Casey Key and Manasota Key — can require state-level review through FDEP in addition to the local permit. That review runs on its own timeline and needs to be started early.
Flood zone
Much of coastal Sarasota County is mapped in a special flood hazard area, which drives finished-floor elevation and can trigger substantial-improvement rules on a remodel that exceeds a threshold of the structure's value.
HOA and deed review
Many Sarasota communities require architectural review in parallel with the county or city permit. It's a separate approval on a separate calendar, and it is worth filing at the same time rather than in sequence.

Are you actually based in Sarasota?

Yes. Our office is at 5020 Clark Rd, #511, Sarasota, FL 34233. Sarasota County is our home market. We also work regularly in Pasco and Hernando counties, and our Florida licenses are statewide.

Which Sarasota County communities do you cover?

Sarasota, Venice, North Port, Osprey, Nokomis, Siesta Key and Englewood, plus the unincorporated areas between them.

Do you pull the permits, or do I?

We do. As the licensed contractor of record we pull the permit in the correct jurisdiction for your address and carry the inspections through to final. You should be cautious of any contractor who asks a homeowner to pull the permit on a project of real size.

Can one contractor really handle roofing and the remodel?

That's the reason for holding both a CGC and a CBC license. A re-roof tied into an addition, or concrete poured alongside a structural change, stays on one contract and one schedule instead of splitting across trades that each blame the other for the delay.
