Where remodel budgets actually break.

The finishes are the easy part. These are the four things that move a remodel number.

Permit triggers
Swapping cabinets and countertops in place is usually cosmetic. Moving plumbing, altering electrical circuits, or removing any wall crosses into permitted work with inspections. Homeowners are frequently surprised that relocating a sink a few feet changes the job category entirely.
Load-bearing walls
The wall you want gone may be carrying roof or floor load. That means a beam, engineered sizing, and often a structural engineer letter for the permit. Holding a Certified General Contractor license is exactly why we can carry that work rather than stopping and referring it out.
Older housing stock
On homes predating current code — a large share of Spring Hill and older Sarasota neighborhoods — opening a wall can reveal cloth wiring, cast iron drain lines, or no insulation. Once exposed, some of it has to be brought current whether it was in the plan or not.
Substantial improvement
In mapped flood zones, if a remodel exceeds a defined share of the structure's value, substantial-improvement rules can require the whole building to meet current elevation and code standards. This is worth checking before design, not after.

We're based in Sarasota and run kitchen and bathroom remodeling across Sarasota County plus Pasco and Hernando. Requirements genuinely differ between them — jurisdiction, wind load and soil all change with the parcel.

Can you move plumbing and electrical, or just replace finishes?

Both. Relocating fixtures and circuits is permitted work and we handle it under our own license, including the structural side if a wall has to move.

Will I need an engineer to remove a wall?

If the wall is load-bearing, usually yes — an engineered beam spec for the permit. We identify that during the walkthrough so it is priced in from the start rather than appearing as a change order.

How long is a full kitchen remodel?

A gut kitchen is typically several weeks of active work, driven mostly by cabinet lead times and inspection scheduling. We sequence around the long-lead items so the site is not sitting idle.

Do you work off a fixed price?

We write a line-item scope with a fixed price for defined work, plus stated unit rates for the things nobody can see before demolition — so surprises have a known number attached.
